PAT testing for rented properties
Every appliance you supply, tested, labelled and on record
If you provide the kettle, the washing machine or the lamps, you’re responsible for them being safe. We test each portable appliance, label it pass or fail, and give you a certificate listing every item by name.
The problem
Supplied appliances are the landlord’s responsibility
There’s no specific law requiring PAT testing in most rented homes in England. But landlords must make sure any electrical equipment they provide is safe, and the five-yearly EICR only covers the fixed wiring, not anything that plugs in.
That gap is where problems sit: a frayed lead behind the fridge, a cracked plug on a bedside lamp, a microwave left behind by the last tenant. None of it shows until something goes wrong, and then the first question is what checks were in place.
A PAT certificate answers that question before anyone asks it.
What’s included
What’s in the service
- Visual inspection — leads, plugs and casings checked for damage and wear, and fuses checked for the correct rating
- Electrical testing — each appliance tested by a City & Guilds-qualified tester, using the tests appropriate to its type
- Pass or fail labels — every item labelled with its result and the test date
- Certificate — every appliance tested listed by name, with its pass or fail result
- Plugs brought up to standard — plugs that don’t meet current British Standards can be replaced on the day. Any other failed item is clearly flagged so you can arrange a repair or replacement
- A dated record to keep on file with your other safety documents
- 2Appliances
Who it’s for
Furnished and part-furnished lets, HMOs, and any let where the landlord supplies white goods or small appliances. HMO licences can set conditions on appliance safety, and a current certificate makes them easy to evidence.
It can be booked on its own, alongside an inventory, or as part of a Compliance Pack. Most landlords test at the start of a tenancy, then at regular intervals and whenever appliances are added or replaced.
