Our services
Property inventory, inspection and compliance services
Independent reports and compliance checks for landlords, letting agents and property managers across Sussex, Hampshire and the South East.
Everything a residential let needs, from one independent provider
From the inventory at the start of a tenancy to the check-out at the end, and the safety and compliance checks in between, every report is produced to the same standard: clear, evidence-based and delivered digitally, normally within 24–48 hours.

Questions
Frequently asked questions
Letting agents
How quickly will we receive the report?
Reports are normally completed and delivered within 24–48 hours of the visit.
How does the tenant review work?
Where applicable, the tenant receives a copy of the inventory and can add comments and photographs. Their response becomes part of the record, so any differences are raised at the start of the tenancy rather than months later at check-out.
Will the report stand up in a deposit dispute?
Our reports are written to be clear, detailed and supported by photographic evidence — the kind of record deposit protection schemes rely on when deciding a dispute. No report can guarantee the outcome of an adjudication, but a thorough, independent check-in and check-out gives you the strongest possible starting point.
Landlords
Do I legally need an independent inventory?
There’s no legal requirement to have an inventory, or for it to be independent. But if you take a deposit and want to make deductions at the end of the tenancy, it’s up to you as the landlord to show what the property was like at the start. Without a detailed record that the tenant has had the chance to review, a deposit protection scheme may not be able to award deductions. An independent inventory gives you that evidence.
Which safety checks am I responsible for as a landlord?
In England, the main requirements for most private lets include:
- Smoke and carbon monoxide alarms — a smoke alarm on every storey used as living accommodation, and a CO alarm in any room with a fixed combustion appliance (excluding gas cookers), checked to be working on the first day of each new tenancy.
- Legionella — a duty to assess and control the risk of Legionella in the property’s water system.
- Energy Performance Certificate — a valid EPC, with a minimum rating of E unless an exemption applies.
- Gas safety — an annual gas safety check by a Gas Safe registered engineer.
- Electrical safety — an Electrical Installation Condition Report (EICR) at least every five years.
- Hazards — keeping the property free from serious hazards, assessed under the Housing Health and Safety Rating System (HHSRS).
We can help with alarms, Legionella, EPCs and HHSRS assessments. Gas and electrical safety checks must be carried out by qualified engineers. This is a summary rather than legal advice, and some properties, such as HMOs, have additional requirements.
How much does it cost?
Prices depend on the service and the size of the property, and booking several checks together — as a Landlord Compliance Pack, for example — costs less than booking them separately. Call 01243 256553 or email bookings@pshinventories.com for a quote.
