Landlord Compliance Packs
Your property safety checks, arranged together
Legionella risk assessment, smoke and CO alarm testing, an HHSRS assessment, PAT testing and an EPC — arranged once, reported together, invoiced once.
The problem
Safety falls through the gaps between contractors
Five obligations, five suppliers, five appointments, five sets of access arrangements and five invoices. Each supplier does their piece competently, and nobody looks at the property as a whole.
That’s where things get missed. The alarm engineer doesn’t note the damp. The Legionella assessor doesn’t check whether there’s a CO alarm near the boiler. The result is a property that is technically covered on paper and still has an obvious hazard in it — which matters most to whoever is living there.
It’s also five times the administration, and five separate appointments a tenant has to be home for.
What’s included
What’s in a Compliance Pack
Basic Legionella risk assessment A survey of the water system, temperature checks, identification of stagnation risk and dead legs, and a written assessment with practical control measures.
Smoke & CO alarm testing Every alarm tested with a smoke or CO test canister, checked in date, and recorded with photographs. Alarms fitted or replaced where missing or out of date.
HHSRS assessment The property assessed against the 21 hazards a local authority officer would apply, with anything likely to fall in the High band (Category 1) identified.
PAT testing Every portable appliance supplied with the property tested, labelled pass or fail, and listed by name on a certificate. Plugs that don’t meet current British Standards can be replaced.
Energy Performance Certificate A domestic EPC, with the certificate produced and lodged on the national register by our ECMK-accredited assessor partner.

All five arranged in one booking. The alarm, Legionella, HHSRS and PAT checks are done in a single visit, the EPC is carried out separately by our accredited assessor partner, and the results come to you through the portal.
Why bundle it
Why this works better than five separate jobs
One booking. We arrange access for both appointments, so there are two visits to the household rather than five separate contractors.
One clerk looking at the whole property. The person checking the water system is the same person assessing the hazards and the alarms, and we coordinate the EPC, so nothing falls between suppliers.
One report, one invoice. Your compliance position for that property is a single document, not five PDFs in five inboxes.
Better value than buying each separately. Booked together, the checks cost considerably less than booking each one on its own. Ask us for a quote.
Who it’s for
Who buys Compliance Packs
Agents onboarding a new managed property, landlords preparing for a new tenancy, and portfolio owners bringing a set of properties up to a consistent standard.
If you only need one of the five, each is available on its own.
