About PSH Inventories
Independent inventories, from someone who’s run a lettings desk
PSH Inventories is an independent inventory and property services company based in Chichester, working with letting agents, landlords and property managers across Sussex and Hampshire.
Why we exist
Evidence that holds up
Every report we produce is written for the day it might be questioned — by an agent, a landlord, a tenant or an adjudicator. Months later, nobody should have to rely on memory, and nobody should have to take anyone’s word for anything.
That means a record that is specific, dated, photographed and fair to everyone it describes. The tenant is never an opponent; the landlord is never assumed to be right. The job is to write down what is there.
Not to win an argument, but to make most arguments unnecessary.

Meet the founder
Paul Holden
Director, PSH Inventories · ARLA Propertymark member
Paul began his career in residential lettings in 2014, as a lettings negotiator with Fox & Sons in Crawley, before moving to Mann Countrywide and Carson & Co in Surrey.
In 2015 he took on the running of the lettings department at HOMES Partnership in Crawley: valuations, managing a portfolio of properties on behalf of landlords, handling complaints and leading the team day to day. It’s the side of the desk that relies on inventories most, and sees exactly what happens when they aren’t good enough.
In 2017 he moved into inventory work as a self-employed clerk with DB Inventories, trained in the same method as its founder, who continued his training and development over the following three years. In November 2020 he set up PSH Inventories.
Today he runs PSH with a small team of clerks across Sussex and Hampshire.
The team
More than one pair of hands
Paul leads a small team of inventory clerks and inspectors, all working to the same method and the same standard of detail. Whoever attends, the report reads the same way — and agents with busy periods aren’t relying on one person’s diary.
Background
From the lettings desk to the inventory
Paul has worked on both sides of the process: commissioning inventories as a lettings manager, and producing them as an inventory clerk.
That experience shapes how PSH works. Reports are written for the people who have to use them, delivered when they’re needed, and clear enough to resolve a question without a phone call.

How we work
Independent, impartial and on the record
Independent. We don’t work for one side of a tenancy. Every report is written to be fair to the landlord and the tenant alike.
Specific and photographed. Location, extent and nature of any wear or damage, backed by timestamped photography — not a one-word grade.
Shared. Tenants have 7 days to add their own comments and photographs, so the record belongs to everyone, not one party.
Accredited. Paul is an ARLA Propertymark member, and our EPCs are produced by an ECMK-accredited assessor partner.
