EPC certificates
Energy Performance Certificates, from an accredited assessor
PSH provides EPCs through an ECMK-accredited Domestic Energy Assessor partner. Your EPC is produced and lodged on the national register by the assessor who carried out the assessment.
Where the rules stand
What the law requires now, and what’s coming
You need a valid EPC to market or let a property, and it lasts ten years.
Now A property in England cannot be let, and an existing tenancy cannot be continued, with an EPC rating of F or G. The minimum is band E, and has been since April 2020.
Coming The government has confirmed its intention to raise the minimum for rented property to band C by 1 October 2030, announced in January 2026 as part of the Warm Homes Plan. It is confirmed policy rather than enacted law — the statutory instrument is expected around 2027 — but the direction is settled, and a property currently at D or E has a known problem with a known deadline.
That matters commercially. If you’re advising a landlord on works now, doing them without an eye on the band C threshold means paying twice.
What’s included
What’s in the assessment
- A full survey of the property — construction, insulation, glazing, heating system, controls, hot water and lighting
- Measurements and photographic evidence recorded as required by the accreditation scheme
- The certificate produced and lodged on the national EPC register
- The recommendation report showing what would improve the rating and by how much
- Where useful, a practical view on which improvements move the band and which don’t
- 5Energy
That last point is worth having. Recommendation reports list improvements without much regard to cost or to whether they actually cross a band boundary. Knowing which two measures take a property from D to C is more useful than a list of eleven.
