Problems get expensive quietly

A leak behind a washing machine costs very little in month three and a great deal in month eleven. Usually nobody has reported it, because nobody has looked.

The problem

A long gap in the record helps nobody

Where a tenancy runs from inventory straight to check-out, there’s no documented account of the property in between. That costs both sides.

It costs the landlord in maintenance. Damp, slow leaks, failing seals and blocked gutters are cheap while small and expensive once structural.

It costs the tenant too, and this is the part that gets overlooked. Problems that developed gradually through no fault of theirs are much harder to separate out at the end when nothing was recorded along the way.

A dated mid-tenancy record protects a tenant from being charged for something that was already happening — just as much as it helps a landlord evidence a genuine change.

Tenants also under-report faults, sometimes because they haven’t noticed, sometimes because they worry they’ll be blamed. A scheduled visit removes that awkwardness entirely.

How it’s delivered

How you get it

Within 24–48 hours through the portal, with photographs attached to each observation.

Most agents run these at six-monthly intervals. Where a portfolio is on a schedule, we book them as a recurring cycle so nobody has to remember.
